Information regarding Stella Mare Village:

1. site location: 25.42 acres of undeveloped land west of 7 ½ Mile Road - borders. San Luis Pass Road (Hwy. 3005) on the south and Stewart Road on the north. Stella Mare means “star fish” in Italian (literally translates as “star of the sea”). We chose this name for the development as a way to honor the many Italian immigrants who have been instrumental in the development of Galveston Island. The streets will be named after well known Italian coastal cities.

2. the property will be developed in two phases:
Phase I - 79 single-family residential lots – approx. 20 acres
Phase II - approx. 6 acres of commercial land located along San Luis Pass Road (Hwy. 3005)

3. Phase I - single family residential lots (approx. 20 acre site)

  • A. 79 single-family residential lots will be created:
  • - average lot size: approx. 5000 sq. ft.
  • - average building envelope: approx. 3000 sq. ft.
  • - all houses will be stilt houses to comply with FEMA/flood plain regulations
  • B.. all streets will be concrete with concrete curbs and drains; street lighting
  • C. underground utilities: electrical, natural gas, city water & sewer,
  • cable and phone
  • D. deed restrictions (being finalized):
    1. 1. siding: Hardiplank and vinyl allowed; no stucco allowed
      2. roofing: metal, composition shingle, clay tile/concrete tile - all allowed
      3. traditional Gulf Coast style

      5. vinyl fencing and railing - will be allowed
